System Overview
How a Hydronic Heating Plant Works
A hydronic boiler plant heats water in the mechanical room and circulates it throughout the building to deliver heat at every fan coil, baseboard, radiator and air handler.
The boiler burns natural gas to heat water in a heat exchanger. Hot water flows into a supply header, where pumps push it through the building’s distribution piping. As it passes through fan coils and radiators in suites and common areas, the water gives up its heat. Cooled return water flows back through a return header and re-enters the boiler to be reheated.
In modern condensing plants, multiple boilers run in cascade with lead-lag sequencing: only as many boilers fire as needed to meet load, and rotation evens out runtime hours. VFD-controlled pumps match flow to demand, dramatically reducing electrical consumption.
When any link in this chain degrades — fouled heat exchanger tubes, drifting combustion, worn pump seals, failed control valves, sediment in the loop — efficiency drops, heating becomes uneven, and the building’s gas and hydro bills climb.

What is the difference between a condensing and an atmospheric boiler?

What does TSSA-licensed mean and why does it matter?
TSSA stands for the Technical Standards and Safety Authority — Ontario’s regulator for fuels, boilers and pressure vessels. Any work involving gas, oil or registered boilers must be performed by TSSA-licensed gas technicians (G1 or G2) and certified contractors. Using a TSSA-licensed contractor is also typically required by manufacturer warranties, building insurance and condominium reserve fund engineers.
What are the signs my hydronic pump needs replacement?
Common signs include unusual noise such as cavitation or whining, leaking mechanical seals, frequent cycling, elevated motor amp draw, reduced flow at zone valves, vibration, bearing wear and rising temperature on the motor housing. What is a primary-secondary pumping system?
