System Overview

How a Chilled Water Plant Works

Chillers are the heart of large-scale building cooling. They produce cold water that’s pumped throughout the building to absorb heat from suites and common areas.

 

In a water-cooled plant, the chiller transfers heat collected from the chilled water loop into a condenser water loop, which is then pumped up to the cooling tower. The tower rejects that heat into the atmosphere through evaporation and airflow. In an air-cooled plant, the chiller rejects heat directly through outdoor condenser coils and fans.

When any single component degrades — fouled tubes, scaled tower fill, low refrigerant charge, weak pumps, drifting BAS sequencing — the entire system loses efficiency. Cooling capacity drops, energy use climbs, and resident comfort suffers.
