What Is a Make-Up Air Unit & Why It Matters ?
A Make-Up Air Unit is a large rooftop or mechanical room HVAC system designed to replace air exhausted from the building with fresh, conditioned outdoor air.
MUAs run 24 hours a day, 365 days a year in most condominium buildings — making them one of the hardest-working pieces of equipment in any building’s mechanical system. They maintain building pressure, fresh air supply, and ventilation balance across every floor.

System Overview
How Your MUA System Works ?
MUAs work alongside your building’s exhaust systems to maintain pressure balance and indoor air quality at every floor, every hour of the day.
In condominium buildings, MUAs commonly coordinate with bathroom exhaust systems, corridor pressurization, garbage room exhaust, stairwell pressurization, and in-suite kitchen and bathroom fans. The MUA compensates for all of this exhausted air in real time.
Gas-fired MUAs heat the incoming air during winter. Cooling coils condition the air in summer. Dampers modulate the volume of outdoor air to maintain proper building pressure at all times.
When a MUA underperforms, it doesn’t just affect the hallways — in-suite fan coils and heat pumps struggle to maintain temperatures, generating increased resident service calls and comfort complaints.

They did a great job when I called them in to inspect my HVAC unit because there was water damage to my unit. They were very professional, quick to respond, showed up on time, great at communicating and upfront with pricing. The findings were detailed and had photos. They were very patient because there was some additional documents required by our condo board. I really appreciated his understanding and support. I will definitely use them again for future HVAC concerns.
Had heat pump replaced. Job was done less than two hours and room area was very clean after work. Technician answered all my questions. Prior to replacement work, account manager Kevin also answered all my questions about replacing a new heat pump. Had a few services with hts since 2021, been very happy with the experiences.
