Why Is My Condo Fan Coil Blowing Cold Air When the Heat Is On?
Start with the building’s heating supply. Then check the thermostat, airflow and the equipment inside your suite.
Request Fan Coil Service
A running fan does not prove that heat is available. A water-based condo fan coil needs suitable hot-water supply, working controls and adequate airflow. Cold air can be related to seasonal changeover, thermostat settings, a valve or actuator problem, or restricted water flow. Identify the cause before replacing parts.
Has your building switched to heating?
Many two-pipe fan coil systems use the same water circuit for seasonal heating and cooling. Selecting Heat on the thermostat cannot make that circuit supply hot water before the building has changed over. Four-pipe systems and units with auxiliary heat have different arrangements; confirm which system serves your suite.
Ask management whether heating is available, whether a riser or pump is shut down, and whether other suites have reported the same issue. Several affected suites may point to a shared supply problem. One affected suite still needs its own assessment.
What can you check before booking service?
- Thermostat: select the appropriate heating mode and a temperature above the current room reading. Check the schedule for a setback or hold.
- Fan setting: continuous fan operation can circulate room-temperature air between heating calls. Use the manufacturer’s normal Auto setting where available.
- Airflow: keep the return grille and supply outlets clear of furniture, curtains and stored items.
- Filter: follow the unit’s instructions for inspection and replacement. Use the specified size and suitable filter type; a more restrictive filter is not automatically better.
- Useful observations: note when the problem began, whether the fan runs, and whether every room or only one unit is affected.
Do not remove electrical covers, bypass controls or force water valves. Leave internal checks to a qualified technician.

What should the technician check?
| Area | What the check establishes |
|---|---|
| Heating supply | Whether suitable heating water reaches the unit and whether building coordination is needed. |
| Thermostat and controls | Whether a heating call reaches the equipment and the controls match the installed system. |
| Valve and actuator | Whether the actuator responds and the control valve permits flow. The actuator and manual isolation valve serve different purposes. |
| Water circuit | Whether isolation, trapped air or a restriction needs investigation. |
| Blower, filter and coil | Whether airflow or component condition is limiting heat delivery. |
A smart thermostat replacement alone will not correct missing building heat or a water-flow problem. Likewise, a valve should not be replaced solely because the room feels cold. Ask what testing supports the recommended repair.

Does no heat mean the fan coil needs replacement?
Not necessarily. A serviceable unit may need a controls repair, a valve repair or correction of a building-side issue. Fan coil replacement becomes a separate discussion when the unit’s overall condition, repeated failures, parts availability and repair scope justify it.

Before any water-side repair or replacement, confirm that the unit can be isolated. If existing shutoff valves do not hold, management may need to coordinate the building’s isolation plan. Do not assume a riser can be shut down immediately.
Common fan coil heating questions
Why does the fan run when the heat is off?
The fan may be set to continuous operation. If changing the normal fan setting does not explain it, have the thermostat and controls checked.
Can a dirty filter cause weak heating?
A blocked filter can reduce airflow and heat delivery. It does not explain every no-heat complaint, so heating supply and controls may also need testing.
Should I call building management or an HVAC technician?
First confirm heating availability and any known outage with management. If heat is available but your unit still cannot warm the suite, request a fan coil diagnostic visit.
Will a new thermostat fix cold air?
Only if the thermostat or its configuration is the cause. A replacement must be compatible with the fan coil’s voltage, controls and system arrangement.
