Documented Downtown Toronto Work · September 2026
Completed in-suite heat-pump maintenance. Drain-pan restoration and further deep cleaning were recommendations, not completed repairs.
Water-source heat pump, condensate pan and accessible drain connections.
Equipment varies between buildings. We confirm the model and connections at your property before specifying replacement parts or a retrofit.

In a downtown tower, access can shape the repair as much as the equipment itself. Loading access, concierge sign-in, service-elevator reservations and work-hour restrictions should be confirmed before a replacement chassis or tools arrive. Send these requirements with the initial service request.

Explore Commercial & Building HVACWe coordinate equipment inventories, service access, resident notices and shutdown requirements with property management. Where engineering is required, we work with the building’s engineer and approved design to define the installation, testing and reporting scope.
Confirm the cabinet opening and route from suite to loading area. The replacement plan should allow for equipment handling without assuming access through neighbouring spaces.
Report where water appears and alert management if other suites or common areas could be affected. Drainage and pressurized water connections need different checks.
Keep a record of fault lights and the timing of shutdowns. Building-loop information helps assess whether an in-suite fault is recurring because an external condition remains.

Send the address, equipment model and symptoms. We’ll confirm the service scope, access requirements and appointment availability.
Local Service Planning
Downtown condo neighbourhoods such as CityPlace, Fort York, King West and the Distillery District contain buildings with different mechanical arrangements. We identify the actual system in your suite rather than assuming that every condo uses the same fan coil or heat pump.
Send the property address, suite or tower entrance and equipment model. Include concierge, loading and service-elevator requirements so we can confirm the service scope and appointment.
Service areas and office locations are different. Find our North York, Markham and Toronto offices and contact the team before visiting.

Before You Book
Service scope, repairs, maintenance and building coordination. Open a question for the details.
Access arrangements form part of the work plan. Send the building’s elevator, loading and contractor requirements before scheduling so the equipment movement and installation can be coordinated.
Loading space, concierge sign-in, service-elevator bookings and permitted work hours can affect equipment removal and delivery. Include the correct tower entrance and contractor access rules with your request. For a replacement, cabinet dimensions and the route to the loading area should be reviewed before the equipment is ordered.
Owners and residents use the in-suite service form with the address, suite, equipment model and symptoms. Property managers and boards use the dedicated building-service form for mechanical repairs, maintenance proposals and coordinated projects. Both routes reach HTS with the details needed for follow-up; a submitted form is a request, and the appointment is confirmed by the team.
Start with the diagnosed fault, condition, repair history and parts availability. Compare the complete repair scope with the installed retrofit or replacement scope, including cabinet fit, controls, piping, drainage and access. Shared building conditions also matter: replacing a unit does not correct an unresolved water-flow restriction or common drain problem.
The published HTS service inspection fee is $180 plus HST for initial inspection and troubleshooting. Confirm the included scope when booking; repairs, parts and additional work are quoted separately. Home Trade Standards provides a one-year parts and labour warranty on the work completed. Unrelated faults and work outside the agreed scope are not included; additional manufacturer coverage is separate.
Call 416-736-7001 to explain the fault and confirm current availability for your address and equipment. For an active water leak, notify property management promptly if other suites or common areas could be affected. The team confirms scheduling and access arrangements; submitting an online request does not reserve an emergency appointment.
Yes. Property management, the building’s engineer and HTS can coordinate equipment requirements, the approved design, access, shutdowns and installation sequencing. The proposal should identify responsibilities, testing and reporting, and any restoration work. For recurring maintenance, the equipment schedule and separately approved corrective work remain clearly defined.
