In winter, freezing outdoor air entering around a cabinet or through an open balcony door can freeze water in the coil or piping. Keep balcony doors closed in freezing weather and report cold drafts near the unit. If ice or freeze damage is suspected, arrange an inspection before restarting it.

Persistent moisture, drainage faults, leaks and damp cabinet insulation can support mould growth. An assessment should identify the moisture source and affected materials before defining cleaning, removal and replacement work. Replacing equipment without correcting the moisture problem may allow it to return.

Water may appear below the cabinet, around a valve or hose, or in nearby finishes. The inspection must distinguish a condensate overflow from a pressurized-water leak or shared-drain backup. The service video below shows one valve-leak example.

Plan the schedule around the equipment manufacturer’s instructions and your building’s maintenance program. Many condominium programs include annual or spring-and-fall visits, with filter checks between visits.

Check the filter regularly and follow the equipment instructions and building program. A three-month replacement check is a useful starting point; dust, pets, filter type and usage may require earlier service. Use the specified size and filter type.

Ask property management what the building program includes and whether owners have additional duties or charges. Maintenance frequency, repair responsibility and payment depend on the condominium documents and current service agreement; annual service is not automatically complimentary.

A retrofit may retain a suitable existing cabinet while replacing internal components. Fit, water connections, insulation and cabinet condition must be checked first.

Yes, subject to the installed valve and parts availability. We confirm whether the actuator, cartridge or valve body needs work and whether local isolation is possible. Valve-body repairs may require a coordinated water shutdown.

Depending on the selected equipment and installation, a retrofit can renew worn components, improve service access, reduce fan noise and add compatible controls or overflow protection. An ECM motor may reduce fan electricity use. Results depend on the existing system and building conditions; retrofit does not guarantee flood prevention, a specific saving or a property-value increase.

Local supply and return valves may allow the unit to be isolated. If they are missing, leaking or unable to hold, management must coordinate the required riser or building shutdown. Confirm isolation and any valve replacement before scheduling the retrofit.

Only if the thermostat or its controls are the cause. Airflow, valves, coils and the building’s chilled-water supply can also affect cooling.

We service horizontal and vertical two-pipe and four-pipe fan coils. Two-pipe systems share one supply and one return for seasonal heating or cooling. Four-pipe systems have separate heating and cooling circuits, subject to building plant availability and controls.

The fan draws room air through a filter and across a water coil. Building-supplied hot water warms the air; chilled water cools it. During cooling, condensate collects in a drain pan and leaves through a separate drain. The fan coil diagram shows these components.

The actuator moves a control valve in response to the thermostat, regulating water through the coil. A failed actuator, stuck valve or wiring fault can cause poor heating or cooling. Testing distinguishes these faults before a part is replaced.

Some installations support compatible smart controls, but not every Nest or ecobee model can operate every fan coil. Check voltage, fan-speed outputs, valve control and changeover requirements first. See thermostat compatibility checks before purchasing.

They serve different building designs. A fan coil uses hot or chilled building water; a water-source heat pump uses its own refrigeration circuit connected to a building loop.
