Fan Coil Repair & Maintenance
Fans, coils, filters, thermostats, valves and condensate drainage. Diagnose weak airflow, noise, leaks and heating or cooling faults.
Explore Fan Coil Repair & MaintenanceScarborough condo fan coil and heat pump repair, maintenance, retrofit assessments and shared building-system service.

Scarborough condominium service often requires coordination between a resident and the building team. A leak inside a suite may involve a local drain or a pressurized connection, while repeated symptoms across floors may need a shared-riser investigation. Identify where the water appears and whether neighbouring suites are affected.

Valves must be assessed before a water-connected unit is removed. If local isolation is ineffective, management may need to coordinate a riser shutdown.
Review cabinet condition, blower and coil dimensions, controls, water connections and drain arrangement. Like-for-like options still need an installation-specific compatibility check.
For corridor comfort or multi-suite complaints, identify the MUA, exhaust and shared heating or cooling plant involved. These are distinct from resident equipment maintenance.

Local Service Planning
For Scarborough City Centre, Agincourt, Woburn, Guildwood and other Scarborough communities, provide the full street address, tower and unit. Keep the equipment model and prior service reports with the request. The actual installation determines the work; the neighbourhood or age of the building alone does not identify its HVAC system.
Send the property address, suite or tower entrance and equipment model. Include concierge, loading and service-elevator requirements so we can confirm the service scope and appointment.
Service areas and office locations are different. Find our North York, Markham and Toronto offices and contact the team before visiting.

Before You Book
Service scope, repairs, maintenance and building coordination. Open a question for the details.
It depends on the cabinet opening, equipment arrangement and connections. Some retrofit assemblies fit through the existing access opening; other work needs changes or restoration. An inspection should establish those requirements before a quote is finalized.
Review the coil, drain pan, insulation, blower, valves and controls as separate components. Consider repair history, parts availability, cabinet condition and installation access. A useful repair may address a specific fault; widespread deterioration may support a retrofit. Age alone does not establish that the entire unit needs replacement.
Owners and residents use the in-suite service form with the address, suite, equipment model and symptoms. Property managers and boards use the dedicated building-service form for mechanical repairs, maintenance proposals and coordinated projects. Both routes reach HTS with the details needed for follow-up; a submitted form is a request, and the appointment is confirmed by the team.
Start with the diagnosed fault, condition, repair history and parts availability. Compare the complete repair scope with the installed retrofit or replacement scope, including cabinet fit, controls, piping, drainage and access. Shared building conditions also matter: replacing a unit does not correct an unresolved water-flow restriction or common drain problem.
The published HTS service inspection fee is $180 plus HST for initial inspection and troubleshooting. Confirm the included scope when booking; repairs, parts and additional work are quoted separately. Home Trade Standards provides a one-year parts and labour warranty on the work completed. Unrelated faults and work outside the agreed scope are not included; additional manufacturer coverage is separate.
Call 416-736-7001 to explain the fault and confirm current availability for your address and equipment. For an active water leak, notify property management promptly if other suites or common areas could be affected. The team confirms scheduling and access arrangements; submitting an online request does not reserve an emergency appointment.
Yes. Property management, the building’s engineer and HTS can coordinate equipment requirements, the approved design, access, shutdowns and installation sequencing. The proposal should identify responsibilities, testing and reporting, and any restoration work. For recurring maintenance, the equipment schedule and separately approved corrective work remain clearly defined.
